Commercial property inspection checklist

A commercial property inspection is typically ordered by a developer, lender, insurer or investor to check out the land on which construction will take place. Commercial property inspectors utilise a checklist that is American Society for Testing and Materials (ASTM) approved. A commercial property inspection may include the building inspection as well.


The ASTM sets the standards for property inspections that include taking a history of the land, soil studies and drainage capabilities.


Decide how detailed of an inspection you need before hiring the inspector. Most inspection companies offer additional services that may prove helpful in protecting your investments, such as recommendations for upgrades, dismantling of HVAC systems and long-range maintenance estimates.

Building inspections include close inspection of the roof, foundation, structural properties and HVAC and plumbing systems.


In addition to testing the soil for toxic waste, an exterior inspection covers the landscape, tree growth and surrounding environmental issues that will affect the property.
